Tenant Services

Initially you will contact us with details of the criteria for the property that you are looking for.

Or if you have already found a property you would like to view and we will therefore take some brief details and book you in for a viewing. The viewing is booked either with the agent or Landlord.

Once you have found a property you like we will reserve the property for you for 24 hours, we use this time to allow you to be positive you have made your final decision. We will continue to carry out viewings in this period but any other interested parties will be made aware the property is reserved. The property will become openly available again after the 24hr reserve period has lapsed.

When you have decided on a property, we will then begin the signing up process. This would usually consist of completing;

For Students - Each Student Must Provide:
  • Tenants personal details form
  • Passport photo
  • Standing order form (we require confirmation from your bank this has been set-up)
  • Guarantor application form
  • A security deposit must also be taken covering one month’s rent. This will be held with the Deposit Protection Service (D.P.S). This is taken to cover any damages to the property or any loss of rent.

Note: Guarantors are treated as professional applicants and must provide some of the information below.

For Professionals - Each Person Must Provide:
  • Tenants personal details form
  • Passport photo
  • Standing order form (we require confirmation from your bank this has been set-up)
  • Letter headed work reference from your employer
  • Recent bank statement or pay slip (must be within the last 3 months)
  • A recent utility bill (must be within the last 3 months)
  • Previous landlord reference

The lettings agent will charge the tenant a signing up fee of £50 per tenant in the case of students and £300 per household in the case of professionals.

Note: Signing up fees are non-refundable.

Once you have moved in we will conduct an inventory schedule of condition, furniture and effects. This will in effect help protect you once your tenancy has expired and the deposit that will be returnable. You will have the right to change the inventory within seven days of the tenancy start date.

If you require contents insurance we can help you do this through an appropriate insurance company.

At the end of the tenancy, the agent will conduct ‘checking out’ in which keys are returned and the condition of the house checked against the inventory that was signed at the start of the tenancy. Deductions will be made from the deposit if there is any damage to the house, furniture, effects or any un-paid rent.

During your stay you will be given our office contact numbers for any problems you may have and emergency contact numbers for out of office hours. Office hours are Monday - Friday 8.30am - 5.30pm and Saturday 10.00am - 3.00pm.
